Under resident information, you will find maintenance guides for the individual properties.
You can call Balder Emergency any day of the week before 8AM and after 5PM if your property or flat experiences a ACUTE problemts outside of Customer Service working hours.

Leakage/flow from water pipes or a leaking radiator resulting in water damage.
Blocked drain pipes resulting in water damage.
Water damage that may cause harm to other building components.
Power failure, for example, due to lightning strikes or supplier errors. (As a tenant, please check if your fuses are working. Check if there is light in the common areas or with neighbors. If there is light there, you should inspect your fuses.)
Fire on the property causing damage to buildings.
Drainage systems failing. (As a tenant, please take care of unclogging toilets and drains yourself.)
Roof structure becoming leaky or damaged.
External falling objects causing or risking damage to the property and/or posing a risk to people on the street/in the courtyard.
In emergency situations, Balder covers the cost of the wright/craftman.
In the case of damage covered by the lessee’s external maintenance obligation, Balder defrays the expense if the damage is regarded as an emergency.
In the case of damage covered by the resident’s maintenance obligation, the resident will defray the cost to Balder.
