Balder, Bovieran and Sjælsø create housing for all generations
In Hedehusene’s new district, Nærheden, Lerholmen and Bovieran NærHeden are ready for residents to move in. The properties are based on a synergy-creating collaboration between the consolidated companies of Balder Danmark, Bovieran Danmark and Sjælsø Management. A collaboration that results in quality housing for all generations.
The first residents have already moved into Lerholmen, and in a few days, the first seniors will move into Bovieran NærHeden. The directors from the real estate companies behind the project, Flemming Joseph Jensen and Lars Jacobsen, both believe that the collaboration on the properties here will result in optimised value creation for the companies, the residents and the local area.
“Our housing projects in Nærheden is the first time that the collaboration between all three parties unfolds in two ready-to-move-in residential properties, which are based on a common vision of creating attractive urban areas for all generations. The residential properties not only create value for the residents and us, but they also contribute to the entire vision of Nærheden,” says Flemming Joseph Jensen, CEO of Balder Danmark and Sjælsø Management.
A collaboration where the parties reinforce each other
Balder Danmark, Bovieran Danmark and Sjælsø Management are consolidated, which the CEO positions also reflect. Flemming Joseph Jensen is CEO of Balder Danmark and Sjælsø Management, and Lars Jacobsen is CEO of Bovieran Danmark and Project Development Director of Sjælsø Management. Balder Danmark and Sjælsø Management have so far collaborated on as many as eleven housing projects, and all three companies on three residential areas, the first of which is ready for occupancy.
Flemming Joseph Jensen emphasises that the parties’ common vision of creating housing for all generations is made possible through the synergy between them.
“At Balder, we build rental homes that appeal to families with children, couples, singles, young people and the elderly, and Bovieran Danmark builds cooperative housing for people aged 55+. Therefore, the projects are aimed at different customer groups, but together, we offer housing options for a broad target group. Lerholmen and Bovieran NærHeden are an example of this collaboration,” says Flemming Joseph Jensen.
Lars Jacobsen tells the following about the desire for the housing projects in the vicinity:
“The vision is that a family, consisting of several generations, can live in the same area and be close to each other in everyday life. We expect that it will create a great sense of security and joy.”
Following on from that, Lars Jacobsen says that on behalf of both Sjælsø Management and Bovieran Danmark, he appreciates the collaboration with Balder Danmark.
“We feel extremely confident in this collaboration with Balder, and that is because we at Sjælsø Management have worked with them for many years and on many projects. We know Balder’s requirements for housing composition and quality, as well as the desire to provide tenants with more than a property, namely a home. All of this is in line with our values, and in that way, we have a solid common foundation to work from,” he says.
Contributes to the Nærheden’s values of community and sustainability
The new Nærheden district has been developed based on the values of sustainability, community and an easy everyday life, and according to Flemming Joseph Jensen, these are some values that the partners felt attracted to and in which they are reflected.
“We saw a huge potential in Nærheden, whose values are in line with ours. For example, community is a crucial keyword in the development of Nærheden and also in both our and Bovieran’s property because community is crucial for the residents’ well-being and quality of life. Among other things, it is expressed in Lerholmen’s courtyard, which offers a play forest for the little ones, a glass pavilion, a fire pit, a playhouse and a ball court. The winter garden, which forms the heart of the Bovieran building, is also a good example of how a sense of community has been thought into the project. Here, the residents can enjoy everyday life together under the palm trees in a climate like the French Riviera,” he says.
