Balder’s first residential property in Elsinore starts rental
This summer, the first residents will be moving into the newly built residential property Ofeliahaven in Elsinore and January 16th 2022 marks the official rental start date for the first 55 architect-designed apartments.
At the corner of Klostermosevej and Esrumvej by the old hospital one will find a lively construction site. However, by summer the first residents will move into Ofeliahaven – Balder Danmarks first property in Elsinore.
"We have made a great effort to create a cosy oasis with modern homes, situated midway between a vibrant city and lush nature," says CEO of Balder Denmark, Flemming Joseph Jensen. He continues: "We look forward to welcoming the first residents this summer and experience the property really coming to life."
A green oasis with emphasis on community and quality of life
Ofeliahaven, which is developed in collaboration between Balder Danmark, Sjælsø Management and Vilhelm Lauritzen Architects, is named after Hamlet's fiancée in the play by William Shakespeare.
In addition to the local anchorage, Ofelia's relation to flowers and plants has also been a great inspiration in the design and making of the property. Both the view of the old oaks in the nearby Teglstrup Hegn and the lush courtyards between the buildings are some of Ofeliahaven's greatest assets.
“We have focused on integrating nature in our effort to create the ideal setting for community and quality of life. This is especially noticeable in the two courtyards situated between the buildings. Here you will find cosy green pathways, quiet spots, and plenty of opportunities for play and adventure, such as trampolines and tree trunks to balance on. And then there is the communal conservatory with electricity and running water installed, which allows you to enjoy the beautiful nature even in bad weather. This is the perfect place to gather both friends and new neighbours for a good time together”, tells Flemming Joseph Jensen.
Attractive new neighbourhood pops up
The old hospital area in Elsinore is going through a large transformation and in the next few years it will become a vibrant neighbourhood with room for all generations.
Balder Danmark had no doubt that it was an attractive area to be developing new residences.
"This area offers many of the qualities that our customers request: a vibrant cultural and urban environment, good infrastructure and beautiful nature," says Flemming Joseph Jensen.
In the same area, Bovieran Danmark, which is also a part of the Balder Group, is building a senior living community with a glass-covered communal garden and a consistent temperature similar to that on the French Riviera.
“Our vision is to develop a lively area that has something to offer all age groups and family forms. The different forms of housing each contribute in their own way to create a safe and cohesive local environment, which we know many people request,” says Flemming Joseph Jensen.
Sustainable approach from the beginning
Project director at Balder Denmark, Jacob Hovmøller, tells that sustainability has been an integrated part of the project approach from the very beginning. Ofeliahaven has been pre-certified gold according to the international sustainability certification DGNB. The sustainable approach to development can be seen both inside, outside, and even within the walls, he says:
“We have chosen solid long-lasting building materials that ensure long lifespan and low maintenance. Indoors, we have chosen electrical goods within the best energy class, which saves electricity and water. In the courtyards, we are installing SuDS (sustainable urban drainage system) that can handle large amounts of rainwater without overloading the local sewer systems,” says Jacob Hovmøller.
Great interest in Ofeliahaven
Right from the beginning, when the plans for the project were announced, we have seen great interest in Ofeliahaven, project director Jacob Hovmøller says:
“There are many people who are interested in moving to Elsinore due to its close proximity to both urban life and nature, which is also something we have placed great emphasis on in the creation of Ofeliahaven. We had expected some interest in the project but even so, the high amount of positive enquiries got us a bit surprised.”
As part of new projects, Balder Danmark operates with a list of interest, where interested parties sign up to be first in line for when the new homes are to be rented out. In the case of Ofeliahaven, there were so many who signed up that it was decided to temporarily close the list to be able to handle all the existing registrations in the most responsible manner.
Facts
Ofeliahaven comprises a total of 109 residences, consisting of two- to four-room apartments between 52-122 sqm.
The first stage of Ofeliahaven, which is being rented out now, consists of 55 residences and is expected to be ready for move-in by summer 2022. The entire property is expected to be completed by the end of 2022.
