Moving into the tenancy
Congratulations on your new Balder home!
We are delighted to welcome you to your new Balder home. We have made an effort to create an attractive and modern property that will serve as the backdrop for your life. Hopefully, the property and the courtyard will bring joy for many years to come. On this page, we briefly describe some of the key points you, as a resident, should be aware of.
In connection with moving in, we ask you to read the maintenance guide, which you can find by scanning the QR code in your technical room or via our app Mit Balder or at balder.dk/mitbalder. It is important to follow the guidelines to maintain material warranties. You will also find information on operating and using the materials used in the apartment, drilling instructions, as well as a guide to cleaning and maintaining the furnishings. Additionally, you can find information on operating features such as heating, locking systems, and intercom.
About Defects and Deficiencies
We recommend that you inspect the apartment in the days following takeover, preferably before moving your belongings in.
Examples of defects and deficiencies that can be reported within 14 days after the move-in inspection:
- Doors that stick, cupboard doors that hang or do not close properly
- Loose moldings
- Cracked tiles
- Shrinkage cracks (to be reviewed and repaired at the 1-year inspection)
- Cracks in seals (to be reviewed and repaired at the 1-year inspection)
Examples of what is not a defect or deficiency:
- Painted-over irregularities and transitions in paint
- Knots, irregularities under the varnish on the floor
- Paint splatters on the floor or other surfaces
- Cosmetic damage to the exterior of the front door/frame Issues clearly not caused by you but can be attributed to work done in the residence before you moved in will naturally not be your responsibility.
NOTE! Faults in appliances, heating, and ventilation, etc., should not be listed on the defects and deficiencies list but reported directly to kundeservice@balder.dk .
Good advice
In addition to the maintenance guide, below are some pieces of advice and information that will be useful for the future use of your home
- If you need to drill into the ceiling, have a bucket ready, as there may be water in it (even though the concrete elements have dried during construction).
- Wooden floors contract (cracks may appear between the boards) if indoor air becomes too dry. Therefore, it is recommended to maintain a consistent temperature in the apartment of approximately 20 degrees Celsius and a relative humidity of 35-65%.
- Do not insert nails/screws/drill in walls in a vertical line above/below power outlets, antenna sockets, and telephone sockets, as there is a high risk of hitting a cable in the wall.
- The water trap in the floor grille in the shower niche should be regularly cleaned of hair and debris. To achieve optimal suction from the kitchen exhaust hood, the filter cartridge should be regularly cleaned (can be washed in the dishwasher).
- Do not open the dishwasher until it has finished drying the porcelain, and the machine should not be opened while it is running.
- When opening the balcony door, remember to slow it down by closing the handle. In stormy weather, the door should not be left open, as the wind can override the brakes
